As per the agreement, the grantor gives the rights of granting consents, installing improvements like sanitary sewers, storm sewers, street curbing, paving, water mains etc to original owners and the heirs. These rights are also for consenting for operation of electric lights, street railways, telephone and telegraph lines, conduits in all the highways which exist or which are created later on which the premises are used to maintain or lay the conduits or lines and poles for carrying the electric wires. The grantor also reserves for the owner the right that the grades and slopes of land can be erected and placed so that it benefits all the purchasers mutually and the sole rights are also given at all times so that the petitions and consents are granted to the proper authorities. This is in terms of installing of whatever improvements need to be made which is needed for proper development of that portion of land.
As per the agreement the grantee will also affirm that whatever agreements are entered into by either the original owners or their heirs or the representatives or assignees and the authorities for the installation of whatever improvements are needed, the grantee is bound to pay for the improvement cost and all notices regarding the petition are to be waived. All acts and consents which are necessary will be granted and all agreements will be ratified as well as whatever acts are taken on the part of the original owners or their heirs and their assignees.
